Associate Business Partner - Corporate Real Estate

The Associate Business Partner works in a supporting role to the Business Enablement team ensuring the business unit (BU) real estate strategy is executed by McKesson Corporate Real Estate (CRE). This role provides oversight and development; owns activities between CRE and BU; serves as a strategic partner/consultant to the BU; coordinates and directs real estate related services to the BU. This role translates business strategy into real estate solutions and provides guidance and consultation to the Project Delivery and Functional Teams. The Associate Business Partner acts as an alternate escalation point for BU to CRE for projects and Corporate Real Estate initiatives.

Key Responsibilities:

Client Relationship Management

  • Function as a junior real estate business partner, managing through influence and relationship building at all levels of the business unit’s leadership under direction of the Business Partners & VP of Business Enablement & Finance
  • Supports Business Partners in comprehending and staying updated on all facets of the business, including its profitability, strategies, challenges, opportunities, goals, and objectives.
  • Using real-world real estate experience and leveraging industry insights and analytics, assist the business in solving its most challenging issues
  • Devise, prepare, and present appropriate business unit reporting including Business Reviews that include analysis of portfolio health and specifics on all significant activities and projects

Portfolio Planning & Program Management

  • Prepares and presents management reports, presentations, and proposals related to real estate activities
  • Supports and partners with various BU’s to align real estate services with client’s goals, capitalize market opportunities, and drive efficiency 
  • Advise and coordinate on all scenarios and modeling across all real estate functions including space planning assumptions, real estate transaction terms, and project scope and budgets (buildout costs)
  • Manages and partners with service providers to drive exceptional client solutions
  • Responsible for accurate reporting of financial and non-financial impacts on the business for all management presentations
  • Ensures adherence to legal requirements and laws and ensures all actions are carried out in compliance with local, provincial, and federal laws and regulations
  • Supports and partners with various BU’s to deliver real estate lease administration services that align with clients’ goals
  • Assists business partners in resolving critical issues for clients by researching and gathering information about , lease terms, and other relevant items as requested
  • Coordinates cross-functional activities on small projects to deliver spaces that meet the business unit needs

Financial Planning & Management

  • Coordinate and assist in all real estate financial planning matters, including annual budget preparation/submission as well as all annual capital planning, and tracking, focused on advising the business on real estate financial matters and ongoing activities
  • Lead the preparation of the real estate business case for all projects being contemplated (new or existing) in coordination with the Business Partner, business unit strategy and finance teams and all other real estate functions (e.g. finance, transactions management, and project delivery teams), driving critical analysis and professional expectations

Enterprise Engagement

  • Align business unit real estate strategy with enterprise goals, objectives, and initiatives
  • Partner cross-functionally to identify opportunities for the business unit and solve through collaboration using performance analytics and structured and specific action plans
  • Identify opportunities for improvement in all real estate-related matters, including resourcing, increased efficiency, and effectiveness

Communications

  • Collaborates with colleagues across all real estate functions -e.g., Business Enablement (BP), Project Management, Design, Legal, Facilities, Real Estate Finance, and Lease Administration to deliver strategic real estate solutions
  • Maintain communication with project delivery teams and prepare reports for the client’s executive and local leadership teams to explain progress and identify potential issues
  • Maintain communication with all outsourced teams to eliminate potential conflicts or hurdles to project success

Enterprise strategy –

  • In collaboration with the Business partner, develops and implements short-term and long-range real estate plans based on McKesson goals  
  • Provides strategic direction for global real estate initiatives,
  • Collaborates with BU and corporate functional leadership to develop analytical models to guide long-range plans for BU real estate portfolios.
  • Proactively seeks out opportunities to drive efficiencies in the portfolio, developing action plans and tracking progress against expected financial outcomes.
  • Collaborates with 3rd party service providers to identify emerging trends and opportunities for the advancement of corporate initiatives.

Minimum Job Qualifications:

  • 7+ years of combined progressive work experience at large global healthcare, finance, or real estate organizations, in a combination of areas including RE portfolio & strategy planning, transaction management, project delivery, facilities management, engineering, operations management, or related functional experience, and 5+ years of diversified leadership.
  • At least three years in a client advisory role or leading a real estate strategic function or similar
  • Prior experience planning and executing strategic real estate initiatives

Critical Skills/Business Experience:

  • Demonstrated ability to identify and quantify performance improvement issues and solution alternatives.
  • Demonstrated leadership experience that includes managing diverse opinions and stakeholders to deliver successful project outcomes
  • Strategic mindset with a focus on interdependent complexities and relational challenges
  • Provide world-class relationship-building skills.  Must be able to bridge relationships between the service provider and end-user population.
  • Managing Risk - Assesses and effectively manages all risks associated with their business objectives and activities to ensure they adhere to and support McKesson's Enterprise Risk Management Framework
  • Excellent organizational, time management, communication, and interpersonal skills
  • Knowledge of tools, techniques and practices for analyzing the purpose and scope of a a process, or project in terms of cost and benefits.
  • Practical knowledge of sourcing, contracts, and project management.
  • Strong financial acumen with ability to analyze and opine on financial models and transaction terms
  • Process and results focused, with a passion for client satisfaction, sustainability, quality, and innovation.
  • Executive presentation and communication skills in both physical and virtual formats
  • Knowledge of budgetary process as it relates to operating and capital expenditure budgets.
  • Champions new ideas and initiatives.
  • Detail-oriented and analytical approach with ability to independently set and deliver on deadlines and solve problems as they occur
  • Curious nature; motivated to seek out industry/market insights applicable to client’s business
  • Thorough knowledge of portfolio planning, transactions management, project delivery and facility management services.
  • Excellent resolve and composure addressing the most urgent real estate issues.
  • Ability to work independently in demanding situations with minimal supervision while maintaining corporate standards and using sound judgment. 

Preferred, Nice to Have, Specialized Knowledge/Skills:

  • PMP Certification, Licensed Architect or  Interior Design professional recommended.
  • FMP or CFM certifications through IFMA
  • Operational and contract management experience in facilities operations, and experience in managing through outsourced service partners
  • CoreNet MCR

Well or LEED Accredited

Tools: Power BI. Tableau, Office 365, CAFM systems, PM Software

Education:

Bachelor’s degree or advanced degree preferred, or equivalent experience

This is determined by several factors, including performance, experience and skills, equity, regular job market evaluations, and geographical markets. The pay range shown below is aligned with McKesson's pay philosophy, and pay will always be compliant with any applicable regulations. $79,900 - $133,100
